A Connecticut replacement quote has to answer questions the covering cannot show you. What the deck is made of, on housing that often predates plywood. How many coverings are up there. How far the ice protection runs. And whether the attic underneath is keeping the roof cold or quietly melting the snow on top of it.

When replacement is the right call

The readable signals with a local accent. Granules at the downspouts. Shingle edges lifted rather than lying flat — which here usually means a covering that never sealed or has been worked loose by repeated freezing. A north slope that looks a decade older than the south, thick with moss. A covering past its late teens, or past its early teens if it is a second layer.

Two local triggers matter as much as age. Ice at the eaves every winter, which is a heat-loss and ventilation problem that replacement day is the natural moment to address — it is the one time the deck is open. And repeated repairs at the same wall junction or the same chimney, which mean the detail was built wrong rather than worn out: on a wide chimney with no cricket, re-flashing will keep failing on a schedule.

What a complete quote includes

The deck, stated as a conditional: on older housing sheathed in gapped boards, a continuous nailable surface has to be laid over them before anything else, and that is the largest single swing in the price. The layer count assumed, with a price for one more. Tear-off and disposal sized to that count. Ice-and-water membrane with the distance up the slope specified rather than left to code minimum. New step flashing at every wall junction, layered into the courses with counter flashing above rather than sealant over the top.

Then the two lines this climate makes decisive. Ventilation, written out with intake and exhaust named and sized — and on a finished cape, described in terms of how it will actually be achieved given knee-wall pockets and insulated rafter bays. And on any house with a wide masonry chimney, whether a cricket is included, because that is framing and metal work rather than shingle work and it will not appear by accident.

The Connecticut factor

Three realities shape every project. The housing is among the oldest in the country, so what is under the covering is a genuine unknown far more often than elsewhere. The winter freezes and the snow stays, which means the roof carries a real load for weeks and the eaves spend that time as the coldest strip on the building. Questions that separate two quotes on the same house

What is the sheathing, and is new decking included if it is plank?
On pre-war Connecticut houses the roof is often sheathed in wide boards with gaps between them, which modern fasteners cannot grip reliably. Covering that with a continuous nailable surface is the largest conditional line in an older-house quote and belongs in writing before work starts.
How many layers are assumed, and what does another cost?

How far up the slope does the ice-and-water membrane run?
Ask for a distance in feet. Code minimums were written for milder climates, and on a roof that ices at the eaves every February, carrying the membrane well past the heated wall line is inexpensive protection against the one failure this region produces reliably.
Is a chimney cricket included on a wide chimney?
Without a cricket the uphill face of a wide chimney collects standing water and drifted snow, and its flashing is asked to do a job it was never designed for. It is framing and metal work, it is a real line item, and it is the difference between a chimney that stops leaking and one that gets re-flashed every eight years.
What is the ventilation plan, and what happens when the ridge is buried?
A ridge vent under three weeks of snow moves no air during exactly the months a cold deck matters. Ask for an externally baffled vent, an intake at the soffits that is genuinely open rather than packed with insulation, and the two sized to each other.
On a shaded lot, is algae- and moss-resistant covering specified?
North slopes under mature canopy here stay damp most of the year and grow moss that lifts shingle edges and holds water against the roof. Copper-bearing granules suppress it for years and cost a small premium — a decision made at purchase or not at all.
