What a roof replacement costs in central Connecticut

Two quotes on the same Connecticut house can differ by thousands with neither being dishonest. They are covering different work, and on this region’s housing — some of the oldest in the country — the difference is usually in what nobody can see from the driveway: how many layers are up there, what the deck is made of, and how far the ice protection runs.

The lines that move the number here

The deck first, because Connecticut makes it likely. A great deal of the housing predates plywood, and its roofs are sheathed in wide boards laid with gaps between them. A modern covering cannot be fastened to that reliably, so a continuous nailable surface has to go over it first — real material, real labour, and the single largest swing in an older-house quote. It should appear as a conditional line, not as a discovery on the second morning.

Then the layer count, with a stated price if there is another. Then the ice-and-water membrane and, specifically, how far up the slope it runs — code minimums were written for milder places, and on a house that ices at the eaves every February the extra coverage costs little and prevents much. Then ventilation, corrected rather than reinstalled. And on any house with a wide masonry chimney, whether a cricket is included.

The calendar, which is shorter than you think

The working season runs roughly April to November. Asphalt shingles seal themselves with warmth, so a covering laid in cold weather may not bond until spring — and an unsealed roof spends the winter exposed to exactly the conditions that damage it. Schedules fill from late summer as owners try to get ahead of the freeze, which means quotes gathered in spring buy both a better slot and more attention than quotes requested in October.

What is the deck, and is new sheeting included if it is plank?
Older Connecticut roofs are sheathed in gapped boards that will not hold modern fasteners reliably. Laying a continuous nailable surface over them is the largest single line on many quotes here, and it belongs in writing as a conditional before the tear-off begins.
How many layers, and what does another one cost?
On housing this old the layer count is frequently two and occasionally three. A bid priced on one that meets two carries roughly double the tear-off labour and disposal, so a stated assumption plus an overage price turns the biggest unknown into a number you already agreed to.
How far up the slope does the ice-and-water membrane run?
Ask for the distance, not the brand. Code minimums were written for gentler climates; on a roof that ices at the eaves every winter, carrying the membrane well past the heated wall line is inexpensive and is what actually stops water getting in behind the freeze.
Is there a cricket behind the chimney, and if not is one included?
On a wide masonry chimney, the uphill side needs a small ridged structure to divert water and snow around it. Without one, flashing is asked to hold back standing water instead of shedding running water — and it will keep failing no matter how many times it is replaced.
What is the ventilation plan, and what happens when the ridge is under snow?
Intake and exhaust, named and sized. A ridge vent buried for three weeks moves no air during the months when a cold deck matters most, so ask for an externally baffled vent and confirm the intake at the soffits is genuinely open rather than buried under insulation.
Is step flashing replaced at every wall junction, or reused and sealed?
Reusing flashing is faster on the day and is the most common reason a new roof stains a ceiling in its second year. Where snow drifts against a wall for weeks, sealant is the first thing to go — the metal has to be layered into the courses.
